Life Cycle Modeling System
The standard FCA product produces an accurate, short term (ten-year) picture of facility needs
based upon real existing conditions, and incorporates not only capital renewal and deferred
maintenance needs, but also addresses building code changes and facility use changes. As an
augment to this product, the ISES FCA system also provides long-range life cycle modeling
capabilities. This model is based upon a comprehensive cataloguing of major systems and
components. Each component and system is assigned a standard life cycle (based upon
established industry standards) and a unit replacement cost. The model allows for the capability
of adjusting the initial life cycle to a value different from the average based upon observed
conditions.
With the component and system list developed for each facility, the reporting capability of the
database then allows for long-range models (40-50 years or greater) to be established for each
facility. This reporting can provide actual estimates of costs year by year, across the entire
portfolio of facilities, or it can alternatively be utilized to develop average annual costs for facilities
renewal for any combination of facilities within the database. The component and system
inventory is also utilized to develop facility replacement costs for each of the facilities within the
database.
The set of projected Capital Renewal components for a building is displayed as grid of line items.
