CONDITIONS AND RESPONSIBILITIES OF RENTER
Please read the material below to make sure we both understand the requirements of providing for everyone's
safety and keeping LIMN Gallery a well maintained location for future use.
1) RENTAL FEES
______ if checked please see attached Rental Fee Schedule for applicable rates on additional items and
facilities. (Furniture rental at the LIMN store.)

2) Renter agrees to use the Premises only for the Event set forth above, and for no other purpose. Renter
may not sublet or assign the use of the Premises.

3) SECURITY/CLEANING DEPOSIT
A security/cleaning deposit of $
is required on a separate payment to the final balance
and due 5 days prior to the event. *This deposit will be voided seven (7) days following the rental period
provided the Premises are maintained and left in the same condition as when rented, and satisfactory to
LG's management. As set forth in Paragraph 10 below, the Premises must be cleaned by the caterer
within two (2) hours following the Event. Overtime will be billed at 1 ½ times the hourly rate. LIMN
Gallery cleaning crew will be scheduled to follow as necessary. Cleaning of bathrooms, kitchen, and
inside/outside will be charged against deposit. Expect a minimum of $150-$200 as caterers almost never
clean to the level they received the space.

4) INSURANCE
a) Special Event liability insurance is required for all Renters. (Bar caterers and established catering
services may use their license and insurance to cover this.)

b) Renter has the option of providing a certificate of insurance, as described below, OR may purchase
insurance provided by LG, which will be provided at additional cost to Renter.
In the event that Renter does not purchase insurance through LG, Renter agrees, for the period of time in
which the Event is to occur, at Renter's sole expense, to provide and maintain public liability and
property damage insurance, insuring LG and LG's employees against all bodily injury, property damage,
personal injury, and other loss arising out of Renter's use and occupancy of the Premises, or any other
occupant on the Premises, including appurtenances to the Premises and sidewalks. The insurance
required hereunder shall have a single limit of liability of not less than $2 million, and general aggregate
liability of not less than $5 million. LG shall be named as an additional insured of said policy.
Any possessions and personal property of Renter are the sole responsibility of Renter, and are not
covered by LG's insurance. Any of Renter's possessions left at the property after the Event may be
discarded by LG without notice to Renter.

5) DAMAGE TO PREMISES
If the building or any part of the Premises is damaged during the event, Renter shall be solely
responsible for such damage.
6) LIABILITY
Renter agrees to indemnify, defend, and hold LG, its landlord, officers, employees, and agents harmless
of and from any liabilities, costs, penalties, or expenses arising out of and/or resulting from the rental and
use of the Premises, including but not limited to, the personal guarantee of provision, service, and
dispensing of payment by Renter, its employees, and agents, of alcoholic beverages at LG.
